DEZONE was commissioned to define the architectural identity of Almiri Residence through the design of its façades, the selection of materials, and the comprehensive design of its interior and outdoor living spaces.

Positioned at the threshold between forest and sea, the residence is approached as a unified architectural composition, shaped by the dialogue between geometry, materiality, and landscape. Bold white frames around the openings introduce rhythm and depth to the façades, creating a shifting interplay of light and shadow throughout the day.

Natural stone, crisp rendered surfaces, and restrained detailing establish a balanced material contrast, enhancing the plasticity of the volumes while grounding the residence within its Mediterranean setting. The architecture draws from the earthy textures of the surrounding woodland and the clarity of the coastal landscape, forming a contemporary expression of place.

Inside, clean geometries, natural materials, and a calm neutral palette create an atmosphere of clarity and continuity. A compact internal courtyard brings daylight deep into the plan, while large openings dissolve the boundary between interior and exterior, allowing the landscape to become an essential part of the spatial experience.

The outdoor and semi-outdoor areas are conceived as a seamless extension of the residence. Through a consistent material language, understated planting, and reflective water elements, Almiri Residence becomes a unified living environment that interprets Mediterranean living through a contemporary architectural lens.

The plot lies on the southern rocky coastline of Meganisi, next to the scenic Limonari Bay.

Walking along the sloped terrain feels like stepping into a mediterranean rock garden. Olive trees growing in between low sculptural boulders and a panoramic view of the Ionian sea.

While aiming to capture this feeling, the design of each villa and its relationship to the landscape was influenced by the zen garden values.

At the same time, the buildings are formed as a marriage of a more traditional central stone volume -inspired by local architecture – and two adjacent, distinctly contemporary volumes.

This approach allows for the architecture to feel rooted, as well as offer a luxurious sense of openness accompanied by unobstructed sea views.

It creates a sense of flow from the landscape to the building and the opposite, which enhances a wellness type of experience close to nature.

With a focus on detail and natural lighting, the interior of each villa evokes a sense of serenity and understated luxury, reflecting the lifestyle of those who seek peaceful living.

As one moves outwards the slabs extend, creating overhangs that seemingly float off the ground, and provide shade to the main outdoor areas close to the pool.

The expansive outdoor spaces are organized around natural focal points identified on the site, like boulders and olive trees, which are highlighted by curved stone retaining walls seamlessly blended into the natural contours.

Finally, the retaining walls lead onto pebbled pathways traversing the slope all the way down to the sculpted stone platforms by the sea, where one can truly be immersed in nature.

Nature and Luxury in harmonious dialogue against the backdrop of the Ionian Sea. The project is situated on the lush, cove-studded coastline of Meganisi. Two existing tourist residences were redesigned to create a unified, functional, private dwelling of high standards. Interventions in the landscape are kept to a minimum, allowing the local flora to predominate.

A series of wooden pergolas is integrated into the existing buildings, conversing with them, connecting the main areas of the dwelling, and highlighting significant functions. A linear wooden pergola emphasizes the entrance, creating a shaded path for the owners and visitors, while the pergola’s roof extends over the main entrance area, offering an uninterrupted  continuity between the interior and exterior environment.

The main circulation axis that links all the ground floor functions extends outward through a linear pergola, connecting the living room and kitchen areas. The kitchen extends outdoors to a space with a ceramic roof, hosting a large dining area and framing enchanting views of the sea and lush landscape.

These intermediate spaces, between inside and out, along with the extension of the building’s immediate outdoor area, enrich the experience of those present in this unique location, allowing them to enjoy the view and the evening sea breeze.

Inside the residence, we encounter a modern palette of neutral and warm tones combined with natural materials like wood and marble. This palette, along with selected handmade objects and furniture, exudes effortless luxury and a serene atmosphere, reflecting the lifestyle of the owners. Selected handmade objects and furniture fit perfectly into the space, exuding effortless luxury and a calm atmosphere that mirrors the owners’ way of life.

This complex of three newly built residences rests on an elongated plot on the Loutraki beachfront.

The architectural language is formed – with a clear nod to modernism – as a mix of grounded stone walls, white concrete slabs and rendered volumes, perforated to create claustra openings and sheltered terrace spaces. Minimal window frames maximize the connection between indoor and outdoor. The exterior stone walls create privacy boundaries for the pool areas and at the same time define a path from the entrance down to the beach.

Each residence is organised around its own sequence of outdoor spaces: a private pool enclosed by stone, covered terraces that extend the living areas, and an upper terrace sheltered by a pergola that frames the horizon. Planted terraces soften the edges of the white slabs, while slatted screens filter views from the street.

The palette remains deliberately restrained – natural stone, white render, warm timber tones and Mediterranean planting – so that the architecture recedes, leaving light, shade and the sea to set the rhythm of the day.

This second-floor apartment with unobstructed sea view is spotted at Lemos, Vouliagmeni, a place of impeccable natural beauty and ideal climate.

The lifestyle, wishes and needs of the owners and subsequent residents, defined the brief and determined the desire for a high-end luxurious space with modern aesthetics. The apartment has been radically renovated with much of the interior being demolished and redesigned in order to create a contemporary house that pays tribute to the exquisite view in one of the most privileged regions of the Athenian Riviera.

The main idea projected the creation of a space with abstract design, excellent materials and cutting edge technology, highlighting the landscape by making it visible from almost every part of the house. High-quality materials and equipment as well as custom-made high-performance applications cover most of the interior so as to address the residents’ needs. Subtle colors and powerful details merge into an air of luxury, while minimal lines contribute to an atmospheric effect.

The oblong floor plan was divided in vertical zones which designate different uses. The zones were defined by the application of  different wall, ceiling and floor coverings. Gentle, earthy beige, gray and off-white shades create a notion of a vacation house. As one’s gaze approaches the waterfront, the colors fade into white, highlighting the emphatic role of the sea view. Coherence is achieved with visible bronze detailing at the floor handles, lights and other decorative elements.

The main space includes an open–plan lounge and kitchen and is distinguished by different cladding and indirect light. The sleeping zone contains the master bedroom and walk-in closet, divided by a partition. The walls and ceiling are dressed in Japanese upholstery, inspired by the energy of nature. The bespoke metal closet features glass and mirrors in bronze finish, generating a game of reflections that amplifies space. The vertical aquatic zone includes the en-suite bathroom, where the dresser sink is adjacent to the walk-in closet, an open bathtub and the guest bathroom.

The sea view and the owners’ desire to maintain its visibility from every possible location within the house determined the design of the closed part of the bathroom. Thus, one side is made of switchable glass, which is adjusted according to the user’s preference and either isolates the space visually with a frosted effect or adjusts to a complete transparency, allowing unobstructed sea view through the bathroom.
